Why energy-efficient HVAC systems can increase the value of shopping centres

A recent report from the British Council of Shopping Centres, in association with CBRE, has revealed that investments in sustainable features increased the market value of UK shopping centres by more than 5%.

Shopping centres are one of the largest contributors to CO2 emissions in the UK commercial property sector. The results are more pronounced for malls over 25 years old, which is partly due to advances in energy-efficiency technology.

Among the most significant savings to be made in shopping centres are those as a result of improvements to HVAC (heating, ventilation and air-conditioning) equipment. Investing in modern, more energy-efficient equipment not only lowers electricity costs, it also reduces wear on machinery which in turn cuts maintenance expenditure.

By pairing HVAC systems with variable-speed drives, shopping centre managers can ensure precise control while minimising energy consumption. The savings achieved via reduced operating costs mean that service charges for tenants can be lowered. This has the knock-on effect of occupiers being more willing to pay higher rents, resulting in an overall increase in market value for landlords.
