Your HVAC system: do you want the good news or the bad news first?

Indoor air quality (IAQ) is a hot topic at the moment, as links between polluted outdoor air and the air we breathe within buildings becoming clearer.

Commercial building owners and facilities managers are under increasing pressure to demonstrate that they are protecting building occupants by dealing with the problem of contaminated indoor air.

One of the concerns regarding indoor air quality is the accumulation of dirt, dust and other debris on the cooling coil surface within the air handling unit (AHU) of the building’s heating, ventilation and air conditioning (HVAC) system. This is because particles can be introduced via the air stream to spaces within the building, where occupants may inhale them and develop or exacerbate respiratory conditions.

The subsequent fall in employee health and wellbeing affects not only the individuals, but also productivity, attendance rates and staff retention – usually at significant cost.

We’ve got good news and bad news when it comes to AHU maintenance. The good news is that not all debris on coils will become airborne and enter occupied spaces.

Now for the bad news – bacteria, dust and mould on the cooling coil surface can, in the moist AHU environment, combine to form a slimy substance known as biofilm. The presence of biofilm inhibits coil performance and makes the system inefficient, expensive to run and prone to breakdown. This shortens equipment lifespan and increases maintenance costs, yet is still an area that is often neglected during routine servicing.
